SCC Planning documents and activity
- DA2025/1051 – 24 Bowen St, HuskissonApplication for the demolition of the existing house and shed and construction of a twelve (12) unit four (4) storey residential flat building with basement carpark.
Located directly opposite a recently listed heritage church site with culturally sensitive land attached, the proposed building will stand approx 13.85 metres above ground level, in a zone with an 11 metre height limit. To our knowledge no other building in Zone R3 has gone over the limit to this extent!It appears we are being asked to comment on more and more applications at the moment seeking to exceed building height limits, usually pushing for a fourth storey and some for a rooftop swimming pool. The effect on the surrounding properties is of great concern as is the precedent it creates.
The application is on notification until 7 April 2025 and submissions must be received by close of business on that date. Submissions maybe lodged online via the Council’s e-property platform. More Information - Tree Removal Update and The Gordon Timbs 45 degree RuleRecently Council voted to revert the trial 45 Degree Rule exemption back to the previous version (version 4) which was in place before the 12-month trial period came into effect. The exemption will be renamed to ‘The Gordon Timbs 45 Degree Rule,’ and it will include a reference to native tree species list that could be used for replanting. It means landowners will no longer be required to:

- Maintenance of Vegetation at Collingwood BeachThe HWCV have lodged a complaint with the Office of Local Government about council pursuing ideological purposes trying to weaken environmental protection by overturning past decisions. In this case wanting to review “ongoing maintenance of the vegetation at Collingwood Beach set out in the Action Plan adopted at the Development & Environment Committee 6 April 2021”.More information

- Draft Shoalhaven Local Approvals Policy on public exhibitionThe Shoalhaven community is invited to provide feedback on the draft Shoalhaven Local Approvals Policy 2025 (LAP).The draft policy outlines the activities that require approval from Council in accordance with Section 68 of the NSW Local Government Act 1993, including:
- Footpath dining
- Street stalls
- Water supply
- Installation of sewerage management systems
- Drainage
- Installation of caravans/manufactured homes
- Operation of mobile food vans.
